Dave on Panel at NAIOP: The Next Wave of Condos

Today Dave spoke on a panel of experts about the rise in the condominium market here in Boston and specifically the challenge in developing affordable and workforce for-sale housing. There was a crowd of more than 300 gathered for the breakfast panel and Dave was joined by Nick Iselin of Lend Lease, David Nagahiro of CBT Architects, and Jordan Warshaw of The Noannet Group, LLC

Issues Dave discussed pertaining to workforce housing included:

  • Are the 'amenity wars' really good for producing cost-efficient housing? Why are we not encouraging residents to get out into the neighborhood and support existing or potential fitness, coffee shops, yoga studios, and more? Amenities drive up the cost of production and condominium fees. 
  • Shared parking should be a priority. The cost of producing parking in every new building is extremely expensive in many cases.
  • State disposition of land targeted to housing and coordination with DHCD will be important.
  • The permitting process is long and arduous - anything that can deliver units faster will reduce costs and help increase production for all types of housing
  • Increasing and adjusting resources that promote mixed-income housing

Thanks to all of our colleagues, friends, and partners for making 2013, the first of TC, a very special year.

  • Tanya joined us in April bringing her many talents and determination to the team. She wasted no time jumping into the deep end by managing the closing of the Roxbury Tenants of Harvard Community Center New Markets Tax Credit closing with our friends at MHIC.
  • Cassandra joined us in July as an accountant/office manager and does an amazing job keeping us in line and laughing all along the way.
  • Nick joined us for a great summer and now knows why "One-Stop" strikes fear into affordable housing developers across Massachusetts.
  • We broke ground on three fantastic projects totaling 63 apartments and 21,000 sf of community space: The Flats at 44 in ChelseaThe Off-Centre Lofts (aka Norbert School) in Jamaica Plain, and The Roxbury Tenants of Harvard Community Center in Boston's Mission Hill. All three will be completed in 2014!
  • We celebrated with our friends at The Neighborhood Developers when funding was announced for the Silver Line Extension to Chelsea and the Box District Station to go along with it. Read more about this from the Chelsea Record here.
  • We were honored to assist the New Boston Fund and the Asian Community Development Corporation with the affordable financing closing at Parcel 24, now called One Greenway. It will be such an important project for Boston and the Chinatown neighborhood with 95 affordable apartments. Read more here.
  • We celebrated with The Community Builders on the opening of 225 Centre and look forward to an exciting 2014 as we continue to manage the retail leasing of the project.
  • And finally...we moved upstairs to Suite 833 to provide ourselves with a little bit more elbow room!

We're excited to announce that over the weekend we moved within Park Plaza Building from Suite 520 to Suite 833. The new office provides us with expanded office and meeting space and will us the needed flexibility over the long term. Special thanks to Cassandra for making the transition as seamless as possible!

Announcement from Traggorth Companies

We’re excited to announce the formal transition on April 1, 2013 of Dave Traggorth, Dan Hubbard, Mika Fontaine and Carol Burt from Mitchell Properties to Traggorth Companies (TC) and also to announce the addition of Tanya Hahnel as a new member of our team.  

As Mitchell Properties (MP) we’ve collaborated with many of you as consultants and as developer to advance transformational projects that provide our communities with high-quality mixed-income rental and for-sale housing, retail spaces filled with local restaurateurs and entrepreneurs, and sustainably restored and reused historic properties.

As Traggorth Companies, we will build on MP’s strong legacy by continuing our current consulting and development work and collaborating with you and others in new ways where our vision, experience, and strengths can make the most positive impact. We will also continue to provide project management and asset management services to the existing MP portfolio.  

Tanya Hahnel joins TC after spending seven years working for a consortium of 8 cities and towns north of Boston to underwrite, finance, and manage their HOME-funded housing portfolio. Tanya has a wealth of experience including financing affordable and mixed-income housing, landmark preservation, direct development of artist live/work spaces, and supportive service housing. At TC, she will be part of our project management and asset management teams.
